Can I Still Get a Great Deal on a Foreclosure?

I am often asked this question. Of course as the market has shifted and inventory has shrunk significantly, the foreclosure deals have been fewer and farther between. Buyers, of course, still want to get a good a deal on their property purchase, and while that is possible, it is not as easy.
 
Recently I had clients looking for a foreclosure condo here in Celebration. It took us approximately 6 months to find what they were looking for. They were not local buyers, so they only came in to town twice during the course of our search. We were unable to find exactly what they were looking for either time, but I was able to garner a lot of feedback from them regarding their preferences and needs. I then watched the properties coming on the market every day until I found exactly what they were looking for. I then went to the property myself to take extra pictures for them and quickly assess the unit’s condition. Because we had established such a wonderful rapport during this process, they made an offer on the property sight unseen based on my recommendation the first day the property was on the market. I was able to secure this property for my clients by moving very quickly. They came down prior to closing for the inspection and fell in love. They now live in their gorgeous 3 bedroom bedroom condo right here in Celebration and are very happy with their purchase.
 
With good deals on foreclosures becoming more and more rare, buyers need to be ready to move fast. That is where a good Realtor, Me, comes in to play. I keep track of everything that comes on the market every day in the multiple areas that I cover, so I can be sure to match my waiting clients with their perfect property ASAP. Not only have foreclosures been coming on the market at higher prices but they also attract a lot of buyer competition. Purchasing foreclosures requires a lot of extra paperwork from the bank, and if that paperwork is not submitted correctly the first time, the bank will not even consider that offer. Over the past several years, I have helped lots of clients purchase foreclosed properties, and my clients beat out the other buyers 9 times out of 10, if not more, because I properly educate them on the value of the property in order to make a competitive offer, I make sure that the offer package is complete prior to submission, and I move as soon as the property hits the market.
